Prices and Taxes
Room rate prices are quoted in USD U.S. currency. Additional charges per room per night and include VAT and local taxes unless stated otherwise. Any additional services or amenities not included in the room rate will be charged separately. Prices are subject to change without notice, but confirmed bookings will be honored at the confirmed rate.
Payment Methods
All hotel reservations must be made using a valid credit card. This is the only form of guarantee the hotel accepts. On check-in, all reservations will require pre-authorization with a credit card to cover incidentals during your stay. We shall confirm the reservation by providing you with written confirmation by email. The cost of your reservation does not include any extra chargeable services that you may use whilst at a Doctor Sax House property, unless confirmed at the time of booking.
Third / Fourth Person Fee
An additional charge of $50.00 per person per night may be added to your stay, dependent upon which room you have reserved.
Early Departure Fee
Early departures will be charged the full stay and applicable taxes.
No Show
No show reservations will incur the full charge of the stay and applicable taxes.
Group Bookings
Four or more rooms is considered a group and should be directed to the sales department via hello@doctorsaxhouse.com or by completing the event form on our website.
Parking
Parking spaces are available in the rear of the hotel and are first come first serve. Valet parking may be available based on seasonality. Rates are subject to change. The hotel is not liable for any loss or damage to vehicles parked on our facilities.
Traveling with Minors
Children 17 years and under must be accompanied by an adult. The hotel does not assume responsibility for unattended children. Pack and plays are available for infants (up to 2 years) are available free of charge. Please request at the time of booking to ensure availability.
Maximum Capacity
The maximum number of cots or pack and plays per room is one. Availability of cots and pack and plays is subject to room type and must be confirmed by the hotel prior to a guests reservation.

Accessibility or Special Needs
Doctor Sax House is compliant with the Americans With Disabilities Act (ADA) and Massachusetts Architectural Access Board (MAAB). The first floor of Doctor Sax House is accessible to guests and there is an accessible room available on the second floor. Please inform us at the time of booking to ensure availability. The hotel does not have an elevator on property and has been granted a temporary relief by the State of Massachusetts regarding this. If you have any questions, please contact legal@doctorsaxhouse.com. For any special needs or assistance, please contact our front desk prior to your arrival.
Smoking Policy
We are a non-smoking property including outdoor and indoor areas. A cleaning fee of $500 USD will be charged to the guest's account if evidence of smoking is found in public areas and guest rooms. Guests are responsible for informing all room occupants and visitors of our non-smoking policy. Any penalties incurred due to violations by visitors will be charged to the registered guest’s account. Our non-smoking policy is part of our commitment to providing a healthy and comfortable environment for all our guests and staff. We appreciate your cooperation in maintaining this standard.
Extended Stays
After you have booked your stay with us, you can extend your stay (depending on availability) by simply letting us know before you arrive. If you are already staying with us and you would like to stay longer, please let us know at least 24 hours before your check-out date. We will do our best to accommodate your new plans and this can include relocating you to a similar room should this be necessary. If you would like to stay at Doctor Sax House for an extended period (greater than 7 days), please contact guestservices@doctorsaxhouse.com to ensure availability and additional details.
Guest Safety
As part of our commitment to guest safety, employees will not disclose the identity, room number or presence of a guest to anyone other than appropriate law enforcement. This includes the taking of or delivery of messages or indirect forwarding of phone calls. It is the responsibility of guests to communicate their presence and room number to any person they wish to receive calls or visits from. Safety cameras are used throughout the premises, and anyone on our property may be recorded.
Hotel Events
Please note that due to the cafe, lounge, and occasional events taking place on the first floor noise levels may vary. We will do our best to inform guests in advance. Ear plugs are provided in each room as consideration. Guests can book events through our events team. Terms and conditions for event bookings will be provided separately.
Dispute Resolution/Issues
If you have any issues during your stay, please contact the front desk immediately so we can resolve the matter promptly. Any disputes arising from your stay will be resolved amicably. If necessary, disputes may be referred to mediation or arbitration as per applicable laws.
Use of Personal Information
We collect personal information to provide better service and enhance your stay. This information will be kept confidential and secure. Please refer to our Privacy Policy for details on how we handle your personal data.
Liability
The hotel is not liable for loss, damage, or theft of personal belongings. Please use the in-room safe for valuables.The hotel is not liable for any injury, illness, or accident that occurs on the premises.
Force Majeure
The hotel is not responsible for any failure to perform its obligations due to events beyond our control, such as natural disasters, pandemics, or government actions.
Third Party Rights
The agreement is between the guest and the hotel. No third party shall have any rights to enforce any terms herein.
Severance
If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
